While the neighborhood waits for the beloved Missouri Lounge to reopen, we thought it would be interesting to see what housing could look like at the corner of San Pablo Ave & Parker Street.

The site is unique in the sense that it is wrapped by an adjacent L-shaped low-rise medical building which leaves a void at the corner of the block akin to a missing puzzle piece. Into this opening we see an opportunity to insert a dense mix of housing made up of studio, 1 bedroom & 2 bedroom units over retail. With City UP’s, AUP’s and State Density Bonus we are able to achieve a remarkable number of units / acre within a 5 story residential container.

San Pablo Ave is a vital East Bay transit corridor that has seen a good deal of development in recent years. Unused buildings and empty lots have been replaced with high quality housing, modern retail spaces and public services that benefit not just their residents & users but the region as a whole.

Still, there remains a great many vacancies along the length of San Pablo Ave and it is our hope that the work of mending the urban fabric continues.
